Google Ads for real estate in Dubai: a playbook for brokers and developers
Google Ads for real estate works when it catches people already searching: a project name, a community, a unit type. In Dubai, get a Trakheesi permit before any ad runs, build Search campaigns by project, area and language, choose your location option on purpose, and bid on qualified leads from your CRM, not form-fills.
If you sell property in the UAE, you have probably started with Meta, and for a launch that is usually the right call. Google Ads for real estate does a different job. It answers people who already know what they want, and they type it into Google: "2 bed apartment for sale in JVC", a developer's name, or a project they saw on a billboard last week.
This is the playbook I use for brokers and developers. It covers the checks before launch, the campaign structure, who should see the ads, how to capture the lead, and how to stop Google learning from people who never pick up the phone.
Where Google fits for property, and where Meta does better
Google Search captures demand that already exists, so it suits ready property, resale, rentals and projects people already know by name. Meta creates demand, which is what a new launch needs.
Buyers rarely search for a project they have not heard of yet. That is why my strongest published off-plan result came from Meta: AED 7.9M of off-plan property from AED 13,869 of Meta spend, set out in my guide to real estate lead generation with Meta Ads.
Once a launch has been on billboards, portals and social feeds for a few weeks, people start searching for it by name. That is when Google earns its place. I compare the two platforms side by side in Meta Ads vs Google Ads in Dubai.
Check the permit and the policies before the first ad
Property ads in Dubai need a permit from the Dubai Land Department, issued through its Trakheesi system, and the ad types it covers include electronic ads.
DLD has said that RERA requires companies to get a permit before launching any real estate marketing campaign and to show the permit number in all real estate ads. In one 2020 enforcement round it fined 10 companies and warned 30 more for ads with no permit, misused permit numbers or expired permits.
The service page lists the ad permit fee as AED 1,000 plus a AED 20 knowledge and innovation fee. For most permit types, a broker also needs a marketing contract with the owner. A search ad has little space, so I put the permit number on the landing page next to the project details. If you are unsure how the rule applies to a specific ad, ask DLD or your compliance team before launch, not after.
Two Google policies matter for property ads as well:
- Housing targeting limits. Google's personalised advertising policy restricts housing ads in the US and Canada only. If your ads target those countries, you cannot target by gender, age, parental status, marital status or ZIP code. A campaign aimed at the UAE is not affected.
- Project and developer names. Google's trademark policy says it does not restrict trademarks used as keywords. Restrictions apply to how a trademark appears in the ad itself, for example in ads from a direct competitor or in a confusing or misleading way. Bid on project names you are authorised to sell, and send the click to a page about that project.
If you also advertise on Meta to buyers abroad, its rules work differently. I cover them in Meta's housing special ad category for UAE property.
A Google Ads for real estate account structure that works
Start with Search campaigns split by what the person is looking for: a named project, an area and unit type, or your own brand. Each split gets its own budget and its own landing pages.
- Projects and developers. One ad group per project, with the project name and its common misspellings. These searchers already know the project, so send them to that project's page, not a general listings page.
- Areas and unit types. "Apartment for sale Dubai Marina", "villa for rent Arabian Ranches". Keep buying and renting in separate campaigns, because a buyer lead and a tenant lead are worth different amounts.
- Brand. Your brokerage or developer name, so a portal or competitor bidding on it does not take the click.
Keep each ad group in one language. Google removed the campaign language setting from Search in late September 2026, so the language of your keywords, ads and landing page now does that job. I explain what changed in my guide to Google Ads language targeting.
Add negative keywords from day one: jobs, salary, course, and "rent" in a sales campaign (or "buy" in a rental one). Then read the search terms report every week for the first month.
I leave Performance Max until the account sends qualified leads back to Google. Without that signal it tends to find cheap form-fills, which I cover in Performance Max lead generation.
Location options: who should see your property ads
Google's default location option, Presence or interest, also shows ads to people who have shown interest in your target area, according to Google's help page on advanced location options.
The other option, Presence, only reaches people who are in, or regularly in, the places you target. For property, the right choice depends on who you sell to:
| You sell | Target | Location option |
|---|---|---|
| Rentals and ready homes to UAE residents | The UAE or the emirates you serve | Presence |
| Off-plan to investors in markets you already serve | Those countries, one campaign each | Presence |
| Off-plan to anyone researching Dubai property | Dubai | Presence or interest, with a qualifying form |
Presence or interest can bring good overseas investors. It can also bring enquiries from countries your sales team cannot serve, so if you use it, your form and first call have to screen out buyers you cannot serve.
Be careful with exclusions too. On a clinic account of mine, excluding a handful of weak cities took ROAS from 3.5x to 1.4x until I removed them. I tell that story in the location targeting mistake that halved my ROAS.
Landing page, lead form or WhatsApp
Google's lead form assets work on Search and Performance Max, need a privacy policy link, and Google Ads only stores the leads for 60 days.
The CSV download only covers the last 30 days, so a lead form without a webhook or CRM connection is a lead list waiting to be lost. Connect it on day one, and add a qualifying question about budget or timeline. I set this up step by step in Google Ads lead forms with qualifying questions.
For projects with a lot to explain, a landing page usually does more work than a form. Each project gets its own page with price, payment plan, handover, floor plans, location and the permit number, plus a WhatsApp button and a short form. Sending property ads to the homepage wastes the click.
Whatever captures the lead, the next step is the same: a WhatsApp message or a call within minutes. Overseas buyers are often in another time zone, so the first reply should go out automatically.
What I see in UAE property accounts: the leaks I check first are one campaign carrying sales, rentals and every project on a single budget, so the cheapest clicks win; broad keywords like "Dubai property" that match investors, students and job seekers alike; and Presence or interest left on its default with no qualifying question. I fix those three before I touch a single bid.
Bid on qualified leads, not form-fills
Smart Bidding finds more of whatever you count as a conversion. If every form-fill counts, Google finds more people who fill in forms, which is not the same as people who book a viewing.
Store the GCLID (Google's click ID) with every lead in your CRM, then send stages back to Google Ads: qualified lead, viewing booked, deal signed. Bid on the earliest stage that still means a real buyer. For most brokerages that is a qualified lead or a booked viewing. Those happen within days of the click, so Google gets the signal while it can still use it, whereas a signed deal can come months later. The set-up is in my guide to Google Ads offline conversion import.
The set-up order I use
- Permit first. Trakheesi permit for each project or listing you advertise, with the number on the landing page.
- Tracking second. GCLID stored on every lead, CRM stages defined, qualified lead or booked viewing set as the conversion you bid on.
- Brand and project campaigns. The searches with the clearest intent go live first.
- Area and unit-type campaigns. Sales and rentals apart, one language per ad group, negatives in place.
- Location option checked. Presence for local and named-country campaigns; Presence or interest only with a qualifying question.
- Lead handling tested. Submit your own lead, confirm it reaches the CRM and that WhatsApp follows within minutes.
- Performance Max last. Only when qualified-lead data is flowing back.
If you would rather have someone run it, this is the set-up I use for Google Ads management on property accounts.
